Landra Developments works in partnership with landowners, local authorities and housebuilders to bring forward sustainable sites that meet genuine local housing need.

We secure planning permission and prepare a site for development, typically through assembling land, obtaining planning permission, arranging infrastructure and mitigating constraints to increase the site’s value before selling to a housebuilder or developer.

Our approach to enabling successful schemes is based on identifying local needs and working with Councils and other stakeholders to deliver benefits.

We embrace engagement with communities and seek to ensure that local views, needs and aspirations are reflected in schemes from the outset.

In so doing, Landra Developments seeks to ensure that local priorities are met so that proposals are supported by existing and future residents.

What We Do

  • Landra Developments promotes residential land through the planning system, at our expense and risk, to gain the best possible planning permissions for our landowners.

    Unlike a conventional option agreement, where the land is sold to a single option holder at a “negotiated” value which may be significantly less than the true market value, Landra Developments offers land with planning permission to the open market, thereby ensuring that the optimum price is achieved for our landowners.

  • Landra Developments co-ordinates a multi-disciplinary team of experienced consultants with whom we have successfully worked with for almost a decade. 

    A typical project would include planning consultants, highways engineers, urban designers, landscape architects, ecologists, hydrologists, lawyers, and often barristers to promote the site to its best advantage through the planning process.

    To secure a promotion agreement Landra Developments will agree an up-front payment, so the landowner realises some of the value of their asset long before it gets to the open market, also covering the landowner’s legal costs.

    Once the planning permission has been granted, Landra Developments works with the landowner to find a buyer in the open market at the optimum price. 

    This does not necessarily mean the land has to be sold as quickly as possible, as we are prepared to wait for favourable market conditions to obtain the optimum price.

  • We are a young and agile business established in 2023 by Philip Rawle backed by Lawrence Baker Ltd, one of the largest healthcare builders in the UK.

    Landra Developments offers our landowners bespoke arrangements with the flexibility to suit their individual requirements.

    Despite being a new business, our directors are all very experienced with a minimum of 20 years each in the industry across planning, development, and housebuilding.

    Unlike the larger established ‘high-street’ promotion businesses, our directors are ‘hands-on’ and directly manage projects themselves. This sets us apart and ensures our landowners receive commercial oversight and skilled resource.

    The directors each bring a slightly different perspective to Landra’s projects. Their distinct skillsets but complementary backgrounds in land promotion, planning, development, land sales and housebuilding are important to ensure scrutiny and helping to drive strong commercial outcomes throughout the lifecycle of each project.

The Stages of Land Promotion

  • The directors are ‘hands-on’ and control all aspects of the business, ensuring that our landowners receive the best possible service.

  • Given the level of planning experience within the business, we are extremely well placed to consider the planning merits of a site and whether or not it has the potential for development.  Landra has assembled an experienced and trusted team of specialist consultants who will assist in the assessment of a site from the outset.

  • There are significant costs related to promoting a site for development, particularly in the preparation of a planning application.  Landra covers all planning and legal costs, so the process does not burden the landowner.  All risk on each project is wholly borne by Landra.

  • Landra will formulate the planning strategy to achieve the best possible planning permission for each project.  In the first instance this may involve the promotion of the site through the plan-making process.

    However, this will ultimately involve the preparation of a planning application, and if necessary, securing planning permission via the appeal process.

  • Once Landra has secured the best possible planning permission for a site, we ensure the landowner gets the optimum value for their land through an agreed marketing campaign to reach a successful sale.

    The directors of the business have built up working relationships with many housebuilders and land agents over the years, assisting in understanding the local markets for each of our projects.
