  • MEET WITH THE LANDOWNER

    The Directors of the business are ‘hands-on’ and run all aspects of the business.  Unlike some of our competitors, we select a small number of projects each year to ensure our landowner partners receive the best possible service.

  • CONSIDER THE SITE

    Given the level of planning experience within the business, we are extremely well placed to consider the planning merits of a site and whether or not it has the potential for development.  Landra Developments has assembled an experienced team of specialist consultants who work alongside us in securing the best planning permissions.  This trusted team has worked together for a number of years and will help in the assessment of a site from the outset.

  • LEGAL FEES & PLANNING COSTS

    There are significant costs related to promoting a site for development, particularly in the preparation of a planning application and all of the technical expertise required.  Landra Developments covers all planning and legal costs, so the process does not cost the landowner anything.  All risk on each project is borne by Landra Developments.

  • PLANNING PROCESS

    Landra Developments will formulate the planning strategy in order to achieve the best possible planning permission for each project.  In the first instance this may involve the promotion of the site through the plan-making process (e.g. to remove a site from the Green Belt and secure a housing allocation in a Local Plan).  However, this will ultimately involve the preparation of a planning application and all associated reports, and if necessary, securing planning permission via the appeal process.

  • SECURE BEST VALUE

    Once Landra Developments has secured the best possible planning permission for a site, we ensure the landowner receives the best value for their land through an agreed marketing campaign to reach a successful sale.  We have built up a close working relationship with many house builders and land agents over the years, which assists greatly in understanding the requirements of the house builders and the local markets for each of our projects.
